1. When is a zoning approval required from the Town?
A zoning approval is required when you add to a home, renovate, rebuild or add accessory structures (shed, garage, pool, barn, outbuilding, etc.) to a property within the Town of Mooresville Zoning Jurisdiction. Also, a zoning approval is necessary if Iredell County requires a Building Permit for the work being done. Before you begin, contact the Iredell County Permit & Inspections Department at 704-878-3113 or 704-878-3118 to find out if they require a permit for the work being done.
2. How do I know if I am within the Town of Mooresville’s Zoning Jurisdiction?
Contact us at 704-662-7040 with the address or parcel pin number of the property and we can look it up for you.
3. How much are zoning approvals?
Zoning approvals are $50 each.
4. Do I need a zoning approval for a fence?
No, the Town does not require a zoning approval to install a fence. However, there are some restrictions regarding size and materials used.
In a residential area, the maximum allowable height is four feet in the front yard and six feet in the backyard. Fences can be placed on the property line; however, a survey may be required to determine the property line and if any utility easements are there. If access to a utility easement is restricted by a residential fence neither the Town nor the utility company is responsible for repairing/replacing any portion that is damaged or removed to access the easement.
Commercial fences are permitted but could be subject to a zoning approval from the Town and a building permit from Iredell County.
5. Where can I get a plat or survey of my property?
Each property owner should receive a plat plan or survey from their builder or real estate agent who handled the last sale on the property. If not, contact the Iredell County Register of Deeds at 704-872-7468.
6. Do I need a sign permit for a yard sale?
No, the Town does not require a permit for a residential yard sale but there are limits to the size, quantity and locations of signs that can be placed off premise. Call 704-662-7040 for the details.
7. When does the Planning Board meet?
The Planning Board meets on the second Thursday of each month at 6 p.m. in the Board Room at Town Hall, 413 North Main Street.
8. How can I get a copy of the Planning Board Agenda?
Agendas are available one week prior to the Planning Board meeting at the Planning & Zoning office in Town Hall, online or by calling 704-662-7040.
9. How do I file a complaint about tall grass, junk vehicles or minimal housing issues?
These code enforcement issues can be addressed by our Zoning Administrators. Contact 704-799-4089 or 704-662-6581.
10. Who handles animals that are a nuisance?
The Town’s General Code of Ordinance has policies regarding domestic animals within the Town limits but the Town does not have an Animal Control department. Animal control issues are handled by Iredell County Animal Control, 704-878-5424.
